2. Regulations Governing ADUs
Definition of ADUs and JADUs
- Accessory Dwelling Unit (ADU): A residential unit that provides complete independent living facilities for one or more persons, located on a lot with an existing or proposed primary residence. It includes living, sleeping, eating, cooking, and sanitation facilities.
- Junior Accessory Dwelling Unit (JADU): A smaller residential unit, up to 500 square feet, within the existing walls of a single-family home, that includes an efficiency kitchen and access to sanitation facilities.
Zoning and Location Requirements
- ADUs are permitted in residential zones, including single-family and multifamily zones. The ADU must be on the same lot as an existing or proposed primary dwelling.
Development Standards
- Size Limits:
- Maximum size: 850 square feet for a studio or one-bedroom ADU, and 1,000 square feet for an ADU with more than one bedroom.
- No ADU may be smaller than the size required for an efficiency unit (California Health & Safety Code Section 17958.1).
- Setbacks:
- A minimum setback of four feet is required from the rear and side property lines.
- Height Limits:
- Detached ADU: 16 feet.
- Detached ADU near transit or on a lot with a multifamily dwelling: 18 feet.
- Attached ADU: Maximum 25 feet or the height of the primary dwelling, whichever is lower.
- Architectural Features: Must match the style and materials of the primary residence.
Parking Requirements
- One off-street parking space is required for the ADU, which may be provided as tandem parking on an existing driveway.
- No parking is required if the ADU is within one-half mile of public transit or in a historic district.

Application Requirements

- Submit the application to the City of Solana Beach Community Development Department.
Review Process
