What is an ADU?

An accessory dwelling unit, usually just called an ADU, is a secondary housing unit on a single-family residential lot. ADUs, also known as “granny flats,” or “in-law units”, allow homeowners the flexibility to use their property to accommodate family members, generate rental income, or meet other needs.

In California, Accessory Dwelling Units (ADUs) have become more accessible due to legislative changes aimed at promoting their construction. State laws, such as Senate Bill 1069 and Assembly Bill 2299, enacted in 2016, have facilitated the development of ADUs by easing restrictions and encouraging local jurisdictions to adopt zoning standards supporting their construction. ADUs can take various forms, including attached and detached units, with size restrictions and setback requirements determined by local regulations.

What are the main types of ADU’s

ADUs come in a variety of forms: detached new construction, garage conversion, bump-out, basement conversion, and more. This list of images shows the most common structural forms of ADUs as well as some of the other terms you might hear to describe them).

Detached new construction ADUs,

also called backyard cottages, granny flats, laneway houses, or DADUs, depending on the jurisdiction. This type of ADU is construction on the lot of a single family home, often in the back or side yard.

Garage conversion ADUs:

Can save you time and money.  Many jurisdictions allow existing garage space to be converted.

ADUs above a garage or workshop,

or attached to it. In some areas, these may be called garage apartments or carriage houses.

Addition ADUs

or “bump-out ADUs”: These are added onto houses directly, benefitting from shared walls and easier access to utilities.

ADUs are sometimes referred to as guest houses, however, there is a legal distinction between an guest house and an ADU. Guest Living Quarters, or Guest Homes are restricted for use by those employed on the premises (maid quarters) or for temporary use by guests and may not be rented out. Guest homes may not have kitchens or laundry facilities.  Though some local municipalities allow for guest living quarters and an ADU to occupy the same property, the County of San Diego only allows an ADU or a guest house.

Junior Accessory Dwelling Unit (JADU)

What is a JADU?

Junior Accessory Dwelling Units (JADUs) are allowed to be created within the walls of a proposed or existing single-family residence and shall contain no more than 500 square feet. JADUs offer additional housing options. They may share central systems, and contain a restricted kitchen, all to reduce development costs. JADUs present no additional requirements on utility services or infrastructure because they simply repurpose existing space within the residence and do not expand the dwellings planned occupancy.  Although, a dwelling can be expanded to accommodate the JADU.

Development Standards for JADUs

  • One JADU is allowed to be constructed within the walls of a proposed or existing single-family residence or attached garage.
  • An ADU and a JADU can be constructed on the same lot when a detached ADU or ADU conversion is proposed.
  • The property owner must occupy either the JADU or the main residence.
  • The JADU shall be a maximum of 500 square feet in size.
  • No parking is required for a JADU.
