2. Regulations Governing ADUs
Definition of ADUs and JADUs
- Accessory Dwelling Unit (ADU): A residential unit that provides complete independent living facilities for one or more persons, located on a lot with an existing or proposed primary residence. It includes living, sleeping, eating, cooking, and sanitation facilities.
- Junior Accessory Dwelling Unit (JADU): A smaller residential unit, up to 500 square feet, within the existing walls of a single-family home, that includes an efficiency kitchen and access to sanitation facilities.
Zoning and Location Requirements
- ADUs are permitted in residential zones, including single-family and multifamily zones. The ADU must be on the same lot as an existing or proposed primary dwelling.
Development Standards
- Size Limits:
- Detached ADUs: Maximum size is 1,200 square feet.
- Attached ADUs: Maximum size is 50% of the primary residence’s square footage, up to 1,200 square feet.
- JADUs: Maximum size is 500 square feet.
- Setbacks:
- A minimum setback of four feet is required from the rear and side property lines.
