Coronado Accessory Dwelling Units (ADUs) and Junior Accessory Dwelling Units (JADUs) Information

Overview

Accessory Dwelling Units (ADUs) and Junior Accessory Dwelling Units (JADUs) are also commonly known as secondary units, in-law units, granny flats, or backyard cottages. Unlike carriage houses, ADUs/JADUs include kitchens and serve as fully independent living quarters and may be rented or occupied by family members.

What us an ADU?

As set forth in California Government Code §65852.2, an ADU is an attached or detached secondary dwelling unit, located on a lot with a proposed or existing residence, that provides complete independent living facilities. An ADU includes permanent provisions for living, sleeping, eating, cooking and sanitation. A separate entrance from the main home is required.

What is a JADU?

As set forth in California Government Code §65852.22, a JADU is a dwelling unit that is contained entirely within an existing or proposed single-family residence. A JADU must have a separate entrance, an efficiency kitchen and sanitation facilities that can be either within the JADU or shared with the existing residence.

Eligibility and Processing

ADUs are allowed in single and multi-family zones. JADUs are allowed within single family homes. For processing, submit an ADU/JADU Application in conjunction with a building permit application.

General

Must conform to all property development regulations of the zone including height, setback, lot coverage, floor area ratio, and landscape unless otherwise noted in Coronado Municipal Code §86.56.105

Number of Units

1 ADU and 1 JADU may be built on the same lot if they comply with local regulations

Maximum Unit Size

850 square feet for studio or one bedroom,1,000 square feet for 2+ bedrooms. May be attached or detached

500 square feet

Must be contained within the existing or proposed main residence

Front Setback

Same as existing zoning

Rear/Side Setback

Minimum 4’ or the applicable setback for the zone district, whichever is less

Height

New detached structure shall not exceed 16’

If attached to primary dwelling, subject to primary dwelling height limit


Parking

1 parking space required

If ADU replaces existing garage or parking, replacement spaces shall be provided

No additional parking is required

If JADU replaces existing garage or parking, replacement spaces shall be provided

Ingress/Egress

Exterior access required

Kitchen

Kitchen required, including refrigerator, stove/oven, and a sink

Efficiency kitchen required, including a small sink, counter, and appliances

Owner Occupancy

Owner occupancy not required for

applications received before Jan. 1, 2025

One of the dwellings on the lot must be the

principal residence of the owner

Sale

May not be sold, transferred, or otherwise conveyed separately from primary residence

Rental

May be used for rentals of terms of six consecutive months or more


Covenant


A recorded covenant is required which prohibits sale or transfer, restricts size, and prohibits rentals of less than six months
